Complete Construction Service carried out a full remedial rebuild of two leaking balconies at a residential property on Victoria St, Fitzroy. The job covered everything from demolition through to a brand new waterproofing system, screed, and tiled finish, plus some extra work we picked up once we opened things up.

Both balconies had been leaking for a while, and a surface fix wasn’t going to cut it. We needed to strip everything back to the substrate, check for hidden damage, and rebuild the whole system properly. Once we got into the demolition, we also found extra substrate work was needed, along with some wall and parapet surfaces that needed rendering and a fresh protective coating.

The Solution

We started by carefully demolishing the old tiles, screed, and failed waterproofing on both balconies, then inspected the exposed substrate for cracking, moisture damage, and other issues. Where needed, we repaired and reinforced the substrate before moving forward, and installed James Hardie Secura Flooring in the areas that needed extra substrate support.

From there, we built up a four-coat Enviro 700X polyurethane waterproofing system:

  • Applied two coats of membrane straight onto the prepared substrate
  • Installed a new screed on top, shaped to fall correctly toward the drains
  • Applied two more coats of membrane over the cured screed
  • Reinforced every corner, junction, drainage point, and threshold along the way

Once the waterproofing was locked in, we laid new external-grade, non-slip tiles, grouted and sealed every joint, and finished off the flashings and edges. We also rendered and textured the balcony walls and parapets, then applied a Dulux Acratex AcraShield coating to protect the surfaces long-term.

Result

Both balconies now have a fully rebuilt waterproofing system, backed by a 10-year warranty, with new tiling and freshly finished walls that tie the whole space together. Water drains properly, every critical junction is sealed, and the balconies are back to being safe, dry, and ready to use. The full project, including the extra substrate and rendering work, was completed in around three weeks.
