This project involved a badly damaged residential balcony in Seddon that had failed due to long-term water leaks. The existing balcony floor had structural issues and ongoing moisture problems affecting the property below. The client required a full remedial balcony solution that was safe, durable, and fully waterproofed.

Scope of Work

Our team successfully delivered the following works:

Full demolition of existing balcony floor and damaged materials
Supply and installation of new treated timber floor joists
Installation of compressed fibre cement floor sheeting
Removal and decommissioning of existing floor wastes
Installation of new perimeter floor waste and linear strip drain
Reconfiguration of drainage falls for correct water flow
Metal angle flashing installation at wall–floor junctions and edges
Detailed waterproof preparation at all penetrations and junctions
Two-coat waterproofing membrane before screeding
Cement sand screeding to achieve correct falls
Second two-coat waterproof membrane over screed
External-grade balcony tile installation with compliant adhesives
Exterior grout, movement joints, and linear drain detailing

Challenges & Solutions

The main challenge was the extent of hidden damage caused by water ingress. Once demolition began, it was clear the existing structure could not be repaired and needed a full rebuild. Our team carefully removed all failed materials to expose a solid base for reconstruction.

Another challenge was drainage. The original balcony design allowed water to pool, which caused the failure. We redesigned the drainage layout by installing a new perimeter waste and linear strip drain, then rebuilt the falls to direct water away correctly.

Weather exposure and waterproofing accuracy were also critical. We followed a strict waterproofing process using a two-stage membrane system, with careful detailing at all junctions. This ensured the balcony was fully sealed and protected for long-term use.

Outcome

The balcony was fully rebuilt into a strong, safe, and long-lasting space with correct drainage and a high-quality tiled finish. Water now flows cleanly toward the new linear drain, preventing future leaks and damage. The project was completed within the planned two-week timeframe and delivered a fully compliant solution with a 10-year waterproofing warranty. The client was very happy with the result, knowing their balcony is now protected, durable, and built to last.
